Portfolio Loan Fee Matrix

Establishment Costs
Portfolio Loan establishment fee $700 includes bank legal fees for one new security property and any number of existing securities, one valuation fee and cost of the first sub-account.
Low Doc Portfolio Loan establishment fee $750 includes bank legal fees for one new security property and any number of existing securities, one valuation fee and cost of the first sub account.
Increase Credit Limit Request $500 Includes bank legal fees for any number of existing securities. Includes valuation fee for the primary security property only whether required or not.
Settlement Processing Fee $100

Additional Establishment Costs
Additional sub-account fee $100 per additional sub-account
Rate Lock Fees 0.15% of the loan amount or $500, whichever is higher
Additional Bank legal fees
Additional Security Fee $100 per security
Where any of the security offered is Qualified Title, Old Systems Title (NSW only) or Company Title $205 per security
Where any of the security offered involves a Guarantee, Trustee or Priority Agreement $205 per guarantee/trustee
$102.50 per priority agreement
Additional Valuation fees
Valuation fee Nil
Valuer's Travelling Allowance (round trip from valuer's place of business)

Standard mortgage loan switching to Portfolio Loan or Low Doc Portfolio Loan $500.00

The switch/conversion fees quoted above -

  • Does not include an increase in the existing loan amount. If an increase is required, the standard increase fee of $500 applies.
  • Includes one sub-account only, Bank legal fees for all existing securities and valuation fee for the primary security only, whether required or not.
Portfolio Loan switching to a standard mortgage product $500.00

The switch/conversion fee quoted above -

Early Repayment Fees
Break Costs Payable on early payout of fixed rate loan

Loan Discharge Fee - payable when a Portfolio Loan, or low Doc Portfolio Loan is discharged within 3 years of the settlement date and at any time during the first 3 years:

  • a discounted variable rate or negotiated rate applied to any sub-account (not available for Low Doc Portfolio Loan); or
  • we made progress payments on a construction sub-account

The Loan Discharge Fee does not apply if the Portfolio Loan is switching to a standard mortgage product - straight switches ONLY (with no change to borrowers name(s) or security).

Transaction Fees
Payment honour fee (Overdrawn fee) - payable for each transaction we honour which exceeds available credit $38 per transaction

Payment dishonour fee - payable whenever a direct debit order for payment from another institution is dishonoured

The first 10 transactions (other than transactions and account balance enquiries at non St.George ATMs) per month are free. From 20 Oct 2003 includes unlimited phone and Internet transactions. Transaction fees are charged on all other transactions.
